DMCI Homes’ Flair Towers: A new symbol of residential excellence

Two new structures are set to become the latest symbol of ideal condo living in Mandaluyong, as DMCI Homes beefs up construction of its latest project in the area, the Flair Towers.

Located in one of the most strategic centers that will bring residents closer to key business districts and lifestyle hubs, this addition to the DMCI Homes’ roster of excellence will also provide a natural haven in the city. Flair Towers is a two-tower residential condominium complex that will reflect DMCI Homes’ excellence in condominium lifestyle, a trait which has made the developer a champion in the real estate industry.

 Living advantage
The North and South Tower of this condominium development will reflect the convenience and prestige of living in a DMCI Homes community.

Rising at 41 storeys each on 1.4 hectares of prime land, the Flair Towers is designed with one of the developers’ most notable building technologies: the Lumiventt Design Technology.

This innovative concept in high-rise living refers to an architectural building design that aims to maximize the natural benefits of light (lumen) and air (ventus). The Lumiventt design allows light to enter and fresh air to freely circulate among common areas and even in the residents’ individual units through Sky Patios, or three-storey high openings at the front and back of each building, on every five floors.

The sky patio and garden atriums are adorned with abundant landscaping and water features to provide not only fresh air but also an aesthetic relief to extend the modern-tropical theme of the entire development. The buildings will have its own luxurious grand lobby and common lounges where residents can enjoy free wi-fi connection.

A sky lounge and landscaped decks also add a tropical feel and vacation lifestyle to the property, not to mention having an Observatory and Jacuzzi at the roof deck.

Outside the building, the resort lifestyle expands with its country club-style recreational amenities. The Central Amenity Core will comprise more than 1 hectare of the property footprint. It will contain separate areas for active play and passive leisure activities. There will be an Active Zone for playcourts, jogging trail, and playground; while the Pool Complex will contain the lounge pool, lap pool, and the kiddie pool as well as the palm promenade, alfresco view decks, picnic grounds, and pavilions.

At the center of everything
Flair Towers will rise on a very prime location: Reliance corner Pines Street in the heart of Mandaluyong City.  A one block away from the major thoroughfare of EDSA, two blocks from busy Shaw Boulevard, Pioneer and the Boni MRT station.

This address will make it very convenient both for young professionals and families who travel to and from home to the office or school, because of the accessible road network and transport depots. Aside from work though, the place also offers access to leisure establishments and important institutions.

Commercial centers like Shangri-La Mall, Starmall, Robinsons Place Pioneer, SM Megamall, The Podium, and Metrowalk are all located less than 10 minutes away. Schools like Lourdes School Mandaluyong, University of Asia & the Pacific, Poveda Learning Center, and La Salle Greenhills, are found still within 10 minutes of the location. Hospitals like The Medical City and Cardinal Santos Medical Center are also nearby, as well as the business districts of Makati, Bonifacio Global City, and Ortigas.

A heritage of trust
Flair Towers was designed with young and discerning urban families in mind. It was conceptualized to address the need of owning a home that’s not just convenient but exclusive. Flair Towers offers privacy amidst its numerous lifestyle facilities, with 24/7 security to add to one’s peace of mind.
These factors have set the developer as one of the most trusted brands when it comes to constructing homes that last, and nurtures every resident’s personal needs.

Flair Towers, 500 meters away from EDSA, is a premier condo community project of DMCI Homes—a company of innovative builders and engineering experts who develop modern day living solutions for urban families. Each of their developments is built with world-standard craftsmanship borne from D.M. Consunji Inc.’s almost 60 years of experience in the construction and development industry. DMCI Homes offers its customers the highest level of expertise and its strict adherence to global standards. Its corporate philosophy is anchored on a deep understanding that buying a home is more about investing in a better way of living. Flair Towers is the perfect validation of this timely proposition. Thanks to this feature-rich ideally located community, residents can finally enjoy a more comfortable and meaningful way of life where they can feel real good to be home.

Safeguarding your home

LIVING in a country located along the Pacific Ring of Fire, it is crucial that we are ready for sudden natural upheavals. Over the recent years, our neighboring countries have been shaken by earthquakes that brought appalling effects to their infrastructures as well as their people. Here in the Philippines, we experience about 20 earthquakes each day, most of which are too faint for our senses. However, latest studies by the Philippine Institute of Volcanology and Seismology (Phivolcs) warn us about a possible trembling that could be too big for us to handle. The event may be brought on by the West Valley Fault.

Frequent movement of the fault, which was formerly known as the Marikina Fault, had been observed. The 21-km fault, which passes through the towns of Rodriguez, Rizal; Quezon City; Marikina; Pasig; Pateros; Taguig; Makati; and Muntinlupa, has been inactive for 200 years, which means that a massive earthquake is highly probable.

With such adversity knocking at our doorstep, we should concern ourselves with ensuring that the structures and edifices around us are ready for this, especially those that house our families.

One Castilla Place, a project by DMCI Homes, was designed to strictly adhere to global standards in order to endure different environmental challenges, in turn giving its residents the peace of mind in knowing that their homes are reliable. According to Engr. Gerry Ancheta, VP for Design and Engineering of DMCI Homes, residents can rest assured that the company offers the highest level of expertise. “Our projects are built using high-quality materials. DMCI Homes creates safe and well-built dwelling spaces for its customers,” said Ancheta.

In addition, the 30-story single-rise condominium will have 100-percent standby emergency power, CCTV system for common areas and major access points into the building, as well as fire- and smoke-detection systems.

Aside from contingency preparedness, One Castilla Place guarantees the appeal and romance of the suburbs within the convenience of the city. It is located near the business hub of Ortigas and close to exclusive schools such as Xavier School, La Sale Greenhills and St. Paul’s College, as well as medical institutions such as St. Luke’s and Cardinal Santos Memorial Hospital. Also, the Greenhills shopping area and foodie havens of Timog and Tomas Morato are just a few minutes from the premier condominium.

Nestled on 5,452 sq m of prime land, One Castilla Place will feature modern-day amenities for residents’ recreational and leisure activities. Kids and the kids-at-heart can play and have fun while taking a dip in the pools. Busy bees can unwind and have some quiet time alone in the tranquil themed gardens. Fitness buffs and the health conscious can hit the gym for a good heart-pumping routine.

When it comes to social gatherings such as family get-togethers and parties, residents need not step out of the place to find a venue as function halls will be available.

One Castilla Place will also offer an entertainment and game room for extracurricular activities. Residents can also chill out and take pleasure in the expansive and unobstructed view from the Sky Park.
To assist residents in achieving and sustaining a worry-free atmosphere in their homes, a professional property management team will always be ready to take care of the community’s needs.
More than just a structure that safeguards, One Castilla Place defines a worry-free, easy and comfortably convenient home.

One Castilla Place is on Castilla Street, Barangay Valencia in Quezon City. Visit www.dmcicondophils.com for more information.

Flair Towers: Convenience and security defines DMCI Homes project

DMCI Homes’ one of the first forays in high-rise projects, Flair Towers, is considered one of the most ideal residential communities in the metro. Apart from being located in a strategic point Mandaluyong City, Flair Towers also boasts of amenities and security measures that make the development a top investment decision one could ever make.

Living in a private resort
Boasting on a Tropical-themed set-up that offers residents their very own getaway in the city, Flair Towers is designed to become a private haven outside of their home.

Residents of the two-tower project simply take an elevator to reach an array of amenities that one only finds in resorts or a desired hotel.

The outdoors conveys country club-style recreational amenities. Residents will enjoy the Central Amenity Core, which comprises more than one hectare of the property footprint. It will contain separate areas for active play and passive leisure activities. There will be an Active Zone for play courts, jogging trail, and playground; while the Pool Complex will contain the lounge pool, lap pool, and the kiddie pool as well as the palm promenade, alfresco view decks, picnic grounds, and pavilions.

Rising at 41 storeys on 1.4 hectares of prime land, Flair Towers aimed to achieve this through a one-of-a-kind architectural signature: the Lumiventt Design Technology.

This innovative concept in high-rise living refers to an architectural building design that aims to maximize the natural benefits of “light” (lumen) and air (ventus).

The first tower also has a grand lobby and open lounge areas with Wifi connection, function rooms, a sky lounge, and landscaped roof decks called The Observatory with an outdoor jacuzzi pool.

Peace of mind at home
As an exclusive community, one major consideration that is ensured to future homeowners is the security. Extra measures were extended to ensure that unit owners will feel safe the moment they step in at Flair Towers’ guarded property lines.

The compound is well-lighted, and surrounded by an electrified perimeter fence. Cars also have barriers for extra security, while CCTV cameras are situated in strategic areas.

There are also roaming guards that go around the property 24/7. Brown-outs are also not a problem as there are back-up power supplies for the units and common areas.

Strategic Location
Location can also be considered an added amenity for residents of Flair Towers as it is conveniently located to everything a person needs. Addressed at Reliance corner Pines Street in the heart of Mandaluyong City, Flair is just one block away from the major thoroughfare of EDSA, two blocks from busy Shaw Boulevard, and two blocks from Pioneer and the Boni MRT station.

This address is convenient for both young professionals and families who travel to and from home to the office or school, because of the accessible road network and transport depots. Aside from work though, the place also offers access to leisure establishments and important institutions.

But while the options are endless and choices are plenty, urban dwellers should take a good look at the property which can give him the best value for money. Who would not want a prized living space to boot?

DMCI Homes emerges as the choiced vertical living community by young families

The state of the cityscape is often a reliable determinant of progress, especially in developing countries such as the Philippines.  Vibrant activity in the property sector manifested through construction of new infrastructure confirms the flow of investment throughout the industry as well as the local economy.

Leading this charge amidst the power players of the new era is DMCI Homes, which has defined its role in tapping the market of young,  upwardly mobile Filipino start-up families and professionals.  The company, backed by construction giant DM Consunji Inc., has remained consistent in its delivery of quality-crafted, best-value developments that are well-admired and well-received by the market for more than a decade now.

Initially focused on medium-rise, residential-resort type communities, DMCI Homes is now riding on its momentum as the leader in the segment and translating its success to the high-rise category.  Vertical living has emerged as of late as a choice for many  young Filipino families, since, thanks to DMCI Homes, they can now afford such a lifestyle.

One Castilla Place
After launching such projects as Tivoli Garden Residences and Dansalan Gardens in Mandaluyong, Illumina Residences in Sta. Mesa, and Cypress Towers– among others, DMCI Homes has reconfirmed its new strength as a formidable developer of impressive and aspirational high-rise structures within the metro.

Despite their multiple floors, these vertical towers still boast of the same DMCI Homes signature propositions.  Low density living is still implemented, with only the right number of units allocated per level to ensure privacy and exclusivity for residents.  Single-loaded  hallways are retained, so that units open to a hallway or centrally-landscaped, and not across the next-door unit.

Additionally, units at DMCI Homes high-rises are still more generously spaced and efficiently planned, compared to entry-level studio units mostly comprising the mid-income segment.  Plus, they are available for very competitive rates that are acceptable to the target market.

Flair Towers
The ambience of the outdoors are still brought inside to refresh and invigorate an otherwise urbanized structure.  This is manifested through the innovative Lumiventt Design Technology which allows the maximum entry of light and wind throughout the building.  There are also Sky Patios, or three-storey high openings on the side of the building that enable maximum air circulation.  Centrally-landscaped atriums with tastefully-designed backdrops including indoor plants, water features, and benches, complete this oasis indoors, for the benefit of all residents.

Building features of these high-rise towers are likewise carefully planned.  From 24/7 security with CCTV cameras and roving personnel, to basement parking, fire exits and alarms strategically placed around, Property Management Office as well as service establishments that cater to the needs of residents, DMCI Homes’ high-rise towers have eased the Filipino family into enjoying a hassle-free, vertical lifestyle.

Flair Towers’ active play zone architect’s perspective (aerial view)

MANILA, Philippines -  Carl, a luxury car sales manager, and Issa, a children’s book writer, are looking for a home in the Makati-Mandaluyong-Ortigas area that is near the major business districts. At this point in their lives, the young couple realized that it is time to find a home where they can fulfill both personal and career goals while enjoying the perks of urban living.

They seek ample space where they can come home to and enjoy a well-deserved respite. It has to be strategically located near commercial spots where they can meet with friends and relatives, loosen up and unwind. All these ideals are taken to heart by the country’s leading residential resort developer, DMCI Homes, through its latest project, Flair Towers. Located only a few meters from EDSA corner Reliance Street in Mandaluyong City, Flair Towers is a two-tower, high-rise residential condominium that is set to redefine the standards of modern in-city living.

As such, the Flair Towers was designed specifically for the needs and living requirements of its residents. As their primary address, their home at Flair Towers will serve as a sanctuary within the city that will provide them easier access to their offices in the nearby business districts of Ortigas, Makati, and Bonifacio Global City, as well as the leisure and recreational destinations in the area.

The development will likewise be a viable property or investment opportunity for the families of OFWs, presenting attractive benefits as proven by the buyers from the same segment in other DMCI Homes developments. Buyers can choose from an enticing mix of unit options designed with flexible and efficient space, first-rate finishes and quality craftsmanship: one-bedroom, two-bedroom, or three-bedroom unit, at a price that suits their status.

The pool zone will feature a lounge pool, a lap pool and a kiddie pool, to allow the residents and their families to get together and relax during their free time.

Situated atop 1.4 hectares of prime property, approximately one hectare of land area is allotted for the shared amenities that residents can enjoy at Flair Towers. True to the developer’s reputation, another innovation is incorporated into the development as a first for any DMCI Homes development: Flair Towers’ tropical resort design which offers two amenity zones: the active play zone and the pool zone.

The active play zone will feature a full-size basketball court, jogging trails, a kiddie playground and several cabanas to cater to the active lifestyle of the typical city dweller. The pool zone, on the other hand, will feature a lounge pool, a lap pool and a kiddie pool to allow residents and their families to get together and relax during their free time.

Sky Lounges and landscaped roof decks per tower take full advantage of the project’s prime location, as the perfect place to enjoy the city skyline. Another real treat for the residents will be the balconies in all units for them to enjoy the stunning amenity views that beckon below.

The signature Lumiventt design technology will treat residents to an invigorating daily living experience, through a unique building concept that allows the maximum entry of natural light (lumen) and air (ventus) throughout common areas and the residents’ individual units. This building design includes single loaded corridors, three-story high-sky patios at the front and back of each building, breezeways at the end of each floor and central atriums every five floors. For the outdoor feel to flow even inside the building, the sky patios and central atriums are appointed with abundant landscaping and water features that provide not only fresh air but also an aesthetic relief.

All these distinct features are designed to foster family bonding and encourage a harmonious community lifestyle, through a genuine resort and country-club feel permeating around the development.

DMCI Homes is the country’s premier triple A builder-developer that brings serviced, themed communities within reach of urban families who once had limited residential options, but still aspire to achieve a comfortable, enriching quality of life proximate to their place of interest.

DMCI Homes is targeting a 20 percent growth rate or a gross sales revenue of P18 billion, according to Joseph Ramil Lombos, director for finance and operations.

This will be boosted by the launch of at least eight new projects located in key areas around the metro.

The main challenge for the company is to maintain a certain inventory for sales, eyeing available areas for redevelopment as potential additions to its land bank.

"We have identified certain properties including parcels of land formerly housing manufacturing buildings and warehouses as future sites of our projects. Since we have defined our focus towards medium-rise projects, we are looking for 3 to 5-hectare lands that can accommodate such type of development," Lombos said.

DMCI Homes’ core business of building medium-rise condominium residences sustains its strong run in 2011, buoyed by a period of exponential growth in 2010 and cementing its position as the industry’s unrivaled leader in the mid-rise segment.

Lombos said the company’s 71 percent jump in annual gross sales revenues of P14.7 billion in 2010 from P8.6 billion in 2009 is credited to DMCI Homes’ well-admired reputation and brand leverage for quality, safety, innovation, and a commitment to complete projects on schedule.

"DMCI is a Triple A builder-developer backed by its mother company, the DMCI Group, which owns a peerless reputation in the construction industry for more than 50 years. We are proud to say that we have proven ourselves in the industry and to our valued clients, whom we owe for our unprecedented income growth of more than 300 percent since we started 10 years ago," Lombos said.

On January 14 this year, DMCI Homes entered into a notes facility agreement with an umbrella group of banks and financial institutions that will finance land acquisition initiatives and corporate requirements.

The P5-billion, five-year fixed-rate facility will enable the company to beef up its inventory and supply more quality products to the consistently growing market demand.

One of DMCI Homes’ current projects that have registered outstanding sales in 2010 is Flair Towers, which will rise on a former manufacturing plant located near the Ortigas CBD and has been received well by the market prior to its official launch.

Marz J. Encarnacion, senior project development manager, said the location of Flair Towers, which also features other projects by major developers, will further confirm the status of DMCI Homes as a key player in the industry.

"We are confident of Flair Towers as our answer to the medley of residential developments in the area. Even if it’s a high-rise development, Flair Towers will be one of the least dense projects in the area. It will also be purely residential unlike the competition which will have commercial components where security and privacy will be a major concern," she said.

Other DMCI Homes projects include: La Verti Residences in Pasay which was declared 50 percent sold during its launching month alone; Siena Park Residences in Bicutan which has launched five buildings already since 2010; and Accolade Place in Quezon City – a boutique concept, single-building mid-rise condominium featuring more premium units, which was sold out three months after its launch.

DMCI Homes aims to be the industry’s leader in "genuine, resort-inspired daily living" through its medium-rise projects.

Lombos said the company is now looking into other types of developments such as the high-rise and the hybrid-type community which consists of both high-rise and medium-rise condominium buildings.

In the long run however, Lombos said that their core competence in the mid-rise segment will be sustained by imposing an inventory ratio of 70 percent for medium-rise developments, with the rest allocated for high-rise and other product types. Future expansion plans will include developments outside Manila such as in Laguna, Pampanga, Bulacan, and Cebu.

DMCI puts 'green' in new high-rise in Mandaluyong

MANILA, Philippines – With ‘trees’ growing every five floors, and landscaped gardens lining the hallway of every unit, property developer DMCI Homes continues to revolutionize city living through green architecture in their latest project, Flair Towers in Mandaluyong City.

At the forefront of the company’s newest endeavor is the Lumiventt advantage, a pioneering concept in high-rise living which allows natural light and air to flow freely around the building – eliminating the restrictive feeling of being surrounded by concrete, and allowing future residents to lead a sustainable lifestyle.

The two-tower project, with 41 floors each, will benefit from the features of the building technology by employing a design that lets light to enter and fresh air to freely circulate among common areas and even in the individual units.

This is achieved through architectural elements like single-loaded corridors wherein units open to a landscaped hallway instead of a wall or the door of another unit like in most condominiums. There are also three-storey high sky patios at the front and back of each building which feature pocket gardens full of flowering bushes and ornamental trees. The central atriums located every five floors have breezeways that allow the high-rise building to ‘breathe.’ On top of the towers will be the Sky Lounges and landscaped roofdecks which not only offers a relaxing setting to enjoy the view of the metropolis skyline, but also helps improve ventilation of the two towers.

Flair Towers is the second DMCI project to feature the Lumiventt advantage.

The first is Tivoli Gardens on the other side of Mandaluyong.

Aside from these unique designs, around 70 percent of the 1.4-hectare property is dedicated to green open spaces which not only features various lifestyle amenities for a growing family, but also puts in nature to the surrounding.

Located at the ground floor is the Central Amenity Core which will have separate areas for active play and passive leisure activities. The active zone will feature a basketball court, jogging trail and the children’s playground.

The pool complex will offer a spot for cool dips during summer with its lounge pool, lap pool, and the kiddie pool. The Palm Promenade, on the other hand, will house the alfresco view decks, picnic grounds and pavilions. Encapsulating all these amenities are landscaped walkways and gardens that add a green touch to the whole community.

For starting families

“Flair Towers is primarily targeted for upstart families looking for a place that does not only feel safe, but offers them the comfort and convenience of living in a resort atmosphere without the restrictive price. This new project is DMCI Homes’ way of helping middle-class Filipinos achieve their dream of owning their own houses,” said Alfredo Austria, DMCI Homes president.

To further stress the company’s commitment to providing quality homes, all of their units are significantly more spacious compared to other projects. The smallest studio unit starts at 24 sqm, while the largest three-bedroom is around 114 sqm.

Some of the units also have its own balcony, which also provides natural lighting, and all homes have windows along the hallway wherein light and air from the atrium penetrates.

Parking won’t be a problem as there are around 1,500 slots for private vehicles.

Strategic location

Flair Towers is located a few meters from EDSA corner Reliance Street in Mandaluyong, near Pioneer. The location central is near key business districts like Makati and Ortigas, and major transport hubs like the MRT station.

There are also lifestyle centers nearby such as Shangri-La EDSA, Megamall and Robinsons Pioneer.

Medical institutions like the Victor Potenciano Medical Center and the Medical City is a short ride away.

The target turnover for Flair’s south tower is February 2014. For information, call Brenda Tuazon at Cell No 0917 -274 – 5594, or visit www.dmcicondophils.com

The air up Flair: An artist’s perspective of DMCI Homes’ soon-to-rise, two-tower, high-rise residential condominium complex called Flair Towers on Reliance St., Mandaluyong City.

One could imagine gazing down upon Reliance Street from a great height in this soon-to-rise condominium in Mandaluyong City, with Makati, San Juan and Ortigas in the peripheries — wind on one’s face, boxes of lights down below. Or sitting in a comfy spot near the building’s three-storey-high/six-meter-wide patio, airy and well lit — with a cup of coffee and a heavily creased Will Self book. Or just plain loving owning a unit in this two-tower, high-rise residential condominium complex called Flair Towers, the latest development by DMCI Homes.

While other developers would build three structures on 1.4 hectares of land, DMCI Homes, according to its president Alfredo Austria, elected to build two towers instead and allocate a whopping 70 percent of the land area for amenities. A full-size basketball court. Jogging trails. A kiddie playground. A pool zone. Cool cabanas dotting the place. Ah, the life in Flair.

“Even as you enter the compound, andun na ’yung resort look and feel of Flair Towers,” Austria explains.

There is even a roof deck, he adds. (Hmm… not unlike the one in Marina Bay Sands in Singapore where I found myself billeted with my buccaneering artist friends early this year, with Saturday-morning-coming-down moments… but that’s another story altogether.)

“The Observatory, as we call it, has a sky lounge, garden, jacuzzi, even glass panels to regulate the amount of wind that comes in.”

Air, Flair and everywhere: Flair Towers’ amenities — from the active zone to the pool complex

Dig the patios at the front and back of each building, the breezeways at the end of each floor, and the central atriums every five floors. They are an extension of DMCI Homes’ Lumiventt design philosophy: “A combination of several building design features that maximize the natural benefits of light (lumen) and air (ventus). It allows light to enter and fresh air to freely circulate in common areas and even inside residential units.”

Austria amplifies, “Nagiging naturally-lighted ’yung atriums, and may cross-ventilation so nagiging very breezy pati ’yung loob ng buildings. It would allow you to save up on electricity, lalo na sa air-con.” And DMCI Homes’ design technology allows the high-rise buildings to, er, “breathe,” sparing the residents from the restrictive effects of living in concrete surroundings.

A lot of people are sick of “sick buildings.” The lighting and ventilation are artificial; the air-conditioners, the fluorescents are always on — bad for the eyes and “bad air” never finds a way out.

At Flair Towers, what happens is the reverse.

He says, “And our Lumiventt design technology has been proven (to be effective) already. We’ve done this with our Tivoli Garden project also in Mandaluyong. Now, we’ve improved it even further.”

Lap of luxe: The master’s bedroom and living room of Flair’s three-bedroom unit (above); the dining area and modern posh shelves

You could just imagine the added costs of providing these features, but the people behind DMCI have taken upon themselves to up the ante when it comes to creating tropical resort-like residential condominiums.

“We try to come up with ways to do these things cost-effectively — through good engineering practice, by getting the best structural designers to work on the buildings, by utilizing the learnings from previous projects. Nag-e-evolve ‘yung design and construction methods namin because (owing to the fact that DMCI is both builder-and-developer) things are done in-house. At tuluy-tuloy ang research-and-development efforts.”

IN ALL FLAIR-NESS

Austria and the other DMCI executives take us on a tour of the model units. The interiors of the units at Flair were designed by Mickey Dacumos, with motifs that range from modern posh (smart, contemporary, clutter-less, with clean lines) and modern tropical, among others, to whatever-the-clients-have-their-hearts-set-into.

The units are designed to give tenants the impression they are living in an honest-to-goodness house: roomier and with natural light streaming from both sides of the area, not just one. Unlike those by other condo developers where Claustrophobia reigns and throws grand parties inside the sick building; you leave your concrete-and-steel office building to enter your concrete-and-steel residential building (from one tunnel to another); and your door opens to another unit, so you feel trapped like in one of those surreal M.C. Escher houses.

The good people at DMCI will have none of that. “Here,” explains Austria, “your door opens into a landscaped atrium — breezy and with natural light. That’s very important for us.”

In terms of location, Flair Towers is less than three kilometers away from major malls such as Shangri-La, Robinsons Place Pioneer, SM Megamall, and The Podium. Nearby is the Boni MRT station and accessible are EDSA and Shaw Boulevard. No need to take leaps and bounds to get to the business districts of Makati, Bonifacio Global City and Ortigas. What a draw for hardworking middle-income professionals working within the area.

Flair Towers happens to be designed primarily for “young, discerning urban families” who want to settle down in this happening part of the city.

Austria concludes, “We believe in the importance of the composition of the communities. In the end, it’s not just about the structure, but about the people living within.”

The target turnover for Flair’s south tower is February 2014. For information, call Brenda Tuazon at Cell No 0917 -274 – 5594, or visit www.dmcicondophils.com

DMCI flaunts high-rise expertise - Flair Towers

Manila Bulletin
June 16, 2011, 2:44am

MANILA, Philippines — With DMCI Homes taking the top spot in the medium-rise residential development category, it’s only consequential for the builder-developer to literally, level up.

The company’s latest project is Flair Towers – a two-tower high-rise condominium complex that will reflect the same winning advantages that have generated success for DMCI Homes’ mid-rise projects all over the metro. Following the developer’s commitment to innovation, this project will emerge with its own outstanding attributes that will distinguish it from other products in the market.

Resort-inspired living

DMCI Homes uses its 55-year construction heritage to do what may seem impossible: turn high-rise living into a resort-style daily experience. Rising at 41 storeys on 1.4 hectares of prime land, Flair Towers uses the company’s expertise in creating luxurious communities for condo dwellers. DMCI Homes tempers the modern constraints of urban living through a grand solution: the Lumiventt Design Technology.

This innovative concept in high-rise living refers to an architectural building design that aims to maximize the natural benefits of “light” (lumen) and air (ventus).

The first tower also boast of a grand lobby and open lounge areas with Wi-Fi connection, function rooms, a sky lounge, and landscaped roof decks called The Observatory with an outdoor jacuzzi pool.

While the indoors are already designed with the resort-living lifestyle in mind, the outdoors further convey that ambience through country club-style recreational amenities. The Central Amenity Core will comprise more than one hectare of the property footprint. It will contain separate areas for active play and passive leisure activities.

There will be an Active Zone for playcourts, jogging trail, and playground; while the Pool Complex which will contain the lounge pool, lap pool, and the kiddie pool as well as the palm promenade, alfresco view decks, picnic grounds, and pavilions.

Prime location

Flair Towers will rise on a very prime location: Reliance corner Pines Street in the heart of Mandaluyong City. That places the site just one block away from the major thoroughfare of EDSA, two blocks from busy Shaw Boulevard, and two blocks from Pioneer and the Boni MRT station.

This address will make it very convenient both for young professionals and families who travel to and from home to the office or school, because of the accessible road network and transport depots. Aside from work though, the place also offers access to leisure establishments and important institutions.

Kids have all the fun: The kiddie and lap pool

MANILA, Philippines - Today’s fast-paced lifestyle is fast turning into a life of compromises. Living in the metropolis opens up a world of opportunities to better one’s life and help secure a bright future for one’s family. However, constantly engaging in the urban rat race can take its toll on one’s health and overall well-being.

While choosing to live in and around the Metro’s seemingly more relaxed outskirts is an option, this often proves more stressful as countless hours and resources are wasted just to get to and from work or school.

This is what DMCI Homes had in mind when it conceived Flair Towers. Flair Towers is set to deliver the best of both worlds.

Flair Towers, a two tower residential development, is ideally situated right in the heart of Mandaluyong City. Dubbed as the “Tiger City of the Philippines,” Mandaluyong City takes pride in being centrally located between the “Golden Triangle” made up of Makati, Quezon City, and Manila. Moreover, it is accessible from the bustling Makati, Ortigas, and Fort Bonifacio Global City Central Business Districts (CBDs). As if this wasn’t enough, it likewise boasts of having a number of first-rate schools, hospitals and shopping and leisure establishments right within a convenient “3-kilometer zone” radius.

The 1.4-hectare property is nestled at the corner of Reliance and Pines Streets which makes it reachable to the major thoroughfares of EDSA, Shaw Boulevard and Pioneer, making it a breeze for residents, whether they have their own private vehicles or need to rely on public transportation.

Flair Towers is the ideal location for families and urban professionals that place accessibility and safety at the top of their home-shopping list. Parents and single folk need not worry about traveling too far or wasting too much time being stuck in traffic just to get to and come home from work. Meanwhile, the young ones don’t need to get up too early just to get to school; they likewise don’t need to come home too late at day’s end.

Each tower features modern design and amenities mixed with a tropical touch. Common areas boast Wi-Fi connectivity, though set within a relaxing environment exuding a soothing ambience. Function rooms, meanwhile, can be used by residents who want to hold meetings or gatherings with family and friends, without going too far from home. Music lovers will delight in the South Tower’s very own music room and health buffs will have a blast getting in shape at the fitness gym.

Flair Towers is naturally fitted with DMCI Homes’ Lumiventt design technology. The Lumiventt concept makes full use of the natural elements light (lumen) and air (ventus) and allows each one to flow freely in common areas as well as within each of the residential units. Moreover, both 41-storey towers are equipped with the Lumiventt-trademark Sky Patio (three-storey-high openings at the front and rear, at every five floors) and an Observatory or Roof deck. Lush landscaping within each of the Sky Patios, central atriums, and Observatory further contribute to relaxation and well-being.

The tropical resort design extends within the Flair Towers’ gated complex itself. Flair Towers is touted to be the only residential community that will dedicate around 70 percent of the property for amenities alone. This means there will be more than enough room for the active zone where one will find the full-size basketball court, jogging paths, cabanas and a kiddie playground. Residents and their guests who prefer a more passive way of relaxing can revel in the pool zone thanks to the lounge and lap pools and kiddie pools. These are interspersed with water walls, lighted walkways and pool decks for a truly stress-free environment. There are a lot of space to keep everyone relaxed and content.

If you think that all this exclusivity comes at a hefty price, think again. Flair Towers offers first-rate resort-style living at a friendly price. This makes it ideal for newlyweds and start-up families that are starting out in life and saving up for a secure future. Young professionals won’t find themselves cash-strapped due to monthly amortization and investors such as OFWs and folks looking for a second home to invest in, won’t have their savings depleted while paying up.

An ideal location, an upscale and relaxing home environment and a value-friendly price — modern Filipino homebuyers will get only the real deal at Flair Towers.

Boracay from a higher perspective

CRAZY QUILT By TANYA T. LARA (The Philippine Star) Updated April 14, 2012 12:00

Photo is loading...
DMCI’s Alta Vista de Boracay is located in barangay Yapac, overlooking  lush hills and great scenery.
No matter how many times you have been there, you just keep coming back to Boracay. There is something about it that is always new at each visit, or if not, it is a familiar place that never gets old.

It’s nothing spiritual, like other beach destinations. It’s just…fun.
Recently I was in Boracay, this time looking at it from a higher perspective — quite literally. Alta Vista de Boracay, the hotel owned, developed and run by DMCI, one of the country’s top real estate companies, provided this perspective as it is perched and spread out on the hillside of barangay Yapac.

Alta Vista is set on four hectares of lush hills. This residential condominium-cum-hotel property is indeed far from White Beach (about 15 to 20 minutes from D’Mall), which is an advantage if you’re
seeking a quiet, restful vacation. Party from sunset to midnight at White Beach and repair back to Alta Vista for a quiet night and lazy morning the next day by the pool.
Alta Vista has 17 buildings and 500 guestrooms, generously sized at 45 sqm. and two lofts at 65 sqm. All rooms have a view of the lush hillsides, a golf course, and the northern part of Boracay.
View of the private Puka Beach from the sea with lush hills in the background.
General manager Bobby Laygo, who has been in the tourism industry for the longest time, is running a tight, efficient ship at Alta Vista. “You go to the Tourism Department and ask if they know me and they will say, ‘Yeah, he’s the oldest man in tourism,’” he says with a laugh.
When Alta Vista opened in 2008, a different group handled operations. A year later, DMCI decided to run the property itself and so they called Bobby, whose experiences run from Subic International to Fort Ilocandia to Mt. Data to the turnover of Camp John Hay. Bobby was one of three people who hoisted down the American flag at Camp John Hay and raised the Filipino flag when the country regained control of the camp.
Of Alta Vista, Bobby says it was “rough sailing” in the beginning. But these days, he’s smiling a lot. For the Chinese New Year in January, the hotel was bursting to the seams with visitors form Mainland China out to celebrate the new year in Boracay.
“Last Chinese New Year, you can imagine 1,500 Chinese talking simultaneously in the lobby and coffee shop. They had a good time. About 70 to 80 percent of my market now is Chinese, then Koreans and Taiwanese. The Russians are coming from November to January. Also, tourists from countries that used to belong to the USSR.”
Alta Vista guests usually take the shuttle (it leaves the hotel every hour) and are dropped off at D’Mall and then take the shuttle back, also every hour, until 12 midnight. Should the partying extend way past (and that is usually the case in Boracay) they can always take a tricycle back to the hotel.
Located at the northern part of Boracay, Alta Vista de Boracay has access to the private part of Puka Beach (along with only two other high-end hotels).
The viewing deck of Alta Vista features infinity pools for adults and kids and a Jacuzzi.
This is where I saw a Boracay I hadn’t seen before. Quiet. Very clear waters. And deserted. A Bora beach without the crowds? Impossible! Well, no, not at the private beach that Alta Vista has access to.
It is a wonderful sight, endless blue waters that your eyes will never tire of looking as you lounge on a beach chair, the sky is blue and your gazebo is a beautiful sight with white billowing muslin cloth in the air.
Bobby says a lot of guests usually go to both Puka and White Beaches. Swim in the clear waters of Puka, get their tan, and again in White Beach.
As much as you want a quiet vacation in Bora, the appeal of White Beach never gets old. You have to spend at least a day and a night doing the rounds of restaurants and bars.
After the beaches, it’s time to hit the cliffs. Alta Vista can arrange this tour for you — or even if you want to go island hopping, parasailing and other water sports. One of the more popular activities in Bora is cliff jumping at Ariel’s Point. For about P1,200 you get a boat ride to Ariel’s Point and the fee includes unlimited drinks, along with lunch, a boat ride back to Boracay at sunset. And you can go cliff jumping to your heart’s content.
Bobby says, guests appreciate that they can sleep well at night back in the hotel and are not subjected to the noise of White Beach.
Lounging under the sun is a favorite activity of hotel guests.
He reveals that you can actually own a unit at Alta Vista. Of the 500 rooms, more than a hundred are privately owned, and some of them are “enrolled” in the hotel operations. “This means we pay 30 percent of our revenue to them. They can use their unit anytime, provided they give us enough time kasi baka mamaya ginagamit ng hotel for guests. It’s not time-sharing, it’s ownership, but with the time-sharing concept. After DMCI took over the hotel operations, the owners who have their units enrolled are earning about P12,000 a month.”
It makes a lot of sense for people who want a permanent property in Boracay but get to use it only once or twice a year.
Bobby says even if the hotel is not 100 percent occupied, even if the unit is not used, the owners still get 30 percent.
“There is a Danish national married to a Filipino who comes here once a year to use his unit and he’s very happy that he’s making money out of his unit.”
Fully-furnished following the tropical resort motif, the units come complete with modern-day amenities including a 32-inch LCD television, individually controlled air-conditioning unit, complete toilet and bath amenities, and a microwave oven.
Around the complex, there are amenities to please the R&R requirements of visitors, including clubhouse facilities such as a lounge, a spa, an entertainment room, a game room, and recreational facilities and activities for the enjoyment of both kids and adults. Amenities include an infinity pool and Jacuzzi, landscaped surroundings including pocket gardens and viewing deck.
The Panorama studio suites, at 45 sqm., have a balcony and are equipped with a microwave oven.
Another exciting thing that’s just developed at Alta Vista is that its F&B outlet is now being operated by InterPro, which runs the outlets at Manila Polo Club. The restaurant serves Filipino and continental fare and overlooks Alta Vista’s infinity pool.
Indeed, Alta Vista de Boracay gives people a different perspective of the island. Something new, something fun — a real rejuvenating break.

DMCI Homes’ One Castilla Place a true resort-inspired community

By: Theresa S. Samaniego
Philippine Daily Inquirer

The scorching heat of the famed Philippine summer explains why resort-themed property developments are perfect for this country and are largely appreciated by many.

While there have been many attempts to deliver that authentic “resort feel,” not all developers, however, are able to provide Filipinos the pleasure of true resort-inspired communities.

Unlike DMCI Homes, which is backed by more than 55 years of construction heritage, and which seems to have mastered the art of delivering property projects that allow Filipinos to experience that “I’m-in-a-resort feeling” living without having to leave Metro Manila.

And this is more than evident in DMCI Homes’ One Castilla Place development.

Landmark project
In a recent briefing with company officials, DMCI Homes shared why One Castilla Place, a landmark project in the bustling area of Quezon City, is a smart investment and considered the best in its class.
“Aside from creating a space that inspire suburban appeal, this new development was also conceptualized to offer the convenience of being situated in one of Manila’s most developed centers,” the company said.

Located in Barangay Valencia in Quezon City, the single-structure, low-density modern-minimalist-themed high-rise enclave One Castilla Place offers an intimate and tranquil environment with lush landscapes.
It is strategically located near the business hub of Ortigas Avenue and provides close proximity to other places on interest like schools, hospitals, religious centers, commercial areas, transport hubs and other business districts in the metro.

A true resort-inspired community, One Castilla Place will allow future homeowners to experience genuine-resort ambiance and best-in-class amenities.

Like all DMCI Homes development, One Castilla Place showcases a single-loaded corridor and garden atrium and will offer 1-, 2- and 3-bedroom units and there will be a balcony in all units. Its unique T-shape design will allow for natural lighting and ventilation.

True value for money
Meanwhile, amenities in the development also abound as there will be swimming pools, thematic gardens, fitness gym, function hall, entertainment/game room, sky lounge and a sky park.

The condominium development, according to officials, will also have standby power generators, provision for CCTV cameras, Wi-Fi in common areas and fire alarm system with automatic fire sprinkler and suppression system.

And to further make homeowners’ life comfortable and convenient professionally trained property management team will take care of the daily community needs, thus allowing for an easy living experience.
“DMCI Homes’ commitment to quality workmanship and its intention to deliver only high-standard products and first-class services reflect true value for money,” the company concluded.

Real estate boom to continue in ’12

BPO sector seen to fuel property growth
By: Abigail L. Ho
Philippine Daily Inquirer

The real estate boom that the country has been experiencing these past few years is expected to continue through 2012, according to real estate advisory firm CB Richard Ellis Philippines.

The company said the surge in property transactions over the years was due to the expansion of the business process outsourcing sector.

CBRE Philippines chairman Rick Santos said the BPO sector would continue to fuel the growth of real estate, not only in the office space segment, but also in the residential market.

“All eyes will be towards the Philippines as the desirable ‘live, play, and work environment’ this side of the globe,” Santos said during a recent briefing.

While developers would continue to roll out new leasable office spaces, Santos related that next year would also see the rise of many more condominium developments.

According to CBRE Philippines asset services group executive director Lui Matti, Filipinos are increasingly adapting to condominium living, prompting developers to undertake more vertical developments.

This year, out of the 37,441 residential units built, 34,775 units had already been taken up, Matti said.
Next year, 25,703 condominium units are expected to be constructed, with take-up seen reaching 20,107 units, he added.

Santos said the middle-income condominiums in strategic locations in Metro Manila would continue to be a viable option for developers.

Supply of luxury condominiums, on the other hand, will continue to be limited, he added.
In the retail sector, CBRE Philippines executive director for research and consultancy Vic Asuncion said 2012, like this year, would see the rise of more supermarkets, particularly major players such as SM and Puregold.

Neighborhood malls and hypermalls will be the trend in 2012, driven by an expected increase in mixed-used development, Santos said.

In the leisure and tourism sector, boutique hotel development will expand next year to cater to a broader domestic market.

Asuncion also said that for foreign tourists, the Philippine Gaming Corp.’s Entertainment City would just be the first step toward the Philippines’ bid to become “the next leisure tourism hub.”
“Casinos and gaming developments are getting a lot of interest from investors,” Asuncion explained.
